We aim to provide you with high quality tenants throughout the year.
Perhaps you are relocating and require the short or long term letting of your property? If you have purchased a property purely as an investment and are seeking permanent tenants, our team of professional and knowledgeable staff will take care of everything for you.
Our Corgi registered engineers are able to carry out the gas inspection, while our electrician will check all appliances and report back if anything fails to comply and repairs will be carried out as necessary. Any charges in relation to the above safety issues will be deducted from the rental payment and itemised on your monthly statement.
We can offer you a complete professional service. A free valuation and appraisal of your property. Once we are instructed we will advertise your property in local newspapers, in house and via our web site, locally, nationally and internationally, with full description and picture details.
We have had applicants requesting property from all parts of the world, including America, Australia, South Africa, Canada, Italy, Spain, Norway and the UK. All applicants have to pass our preliminary screening before a viewing is offered.
When a prospective tenant applies for a property we take up a comprehensive range of references to confirm their employment and bank status etc. We will instruct a full photographic inventory to be carried out at the property before prospective tenants take tenancy so any damages or dilapidation caused during a tenancy can be proven. We will protect the deposit under the new Deposit Legislation that was implimented in April 2007. If there are any damages during the tenancy then the dispute will be taken up by the Deposit Protection Agency and they will deal with the deposit return accordingly.
We prepare all legal documentation in connection with the Tenancy
Agreement.
Your property will be inspected internally & externally at three or six month intervals. A full statement is sent to you each month and funds can be paid into your bank/Building Society Account or a cheque can be forwarded to you.
Any minor repairs can be resolved by one of our many approved tradesman and we liaise with the tenant so Landlord's personal involvement is not necessary (should there be any major repairs we will of course contact the landlord).
The cost of all of the above is included within our full Management Service fee (except charges made by a tradesman for repairs and maintenance).
